Whether you’re a first-time home buyer or an experienced home owner, our In-Depth Home Inspection provides an excellent education on home ownership and maintenance. We take digital photos and include them in your report. Following the inspection, your report will be available for both online viewing and download.

Typical inspections take 2-3 hours, depending on the size and condition of the home, length of our conversations, and any auxiliary services you request, like radon, well and water quality, and septic system testing.

GROUNDS

The grounds are overlooked, but neglecting repairs and not doing proper maintenance can result in expensive costs and damage to the home. We recommend any necessary action to correct deficiencies.

Key inspection points: Drainage, grading, driveway, walkways, porches, patios, decks, stoops, steps, railings and riser heights, fences, landscaping, retaining walls, outbuildings, and external fuel storage.

Exterior

Water is the enemy. Our exterior inspection is the assessment of the external shell of the home. We can minimize future unpleasant surprises and unexpected costly repairs.

Key inspection points: Cladding/siding, flashing and trim, painted surfaces, brickwork, mortar, ground clearance, doors, windows, window wells, exterior penetrations, electrical entrances, meters and grounding, hose bibs.

roof

The roof takes a beating all year round and, along with the exterior is the last line of defense against moisture, rain, hail, ice, snow and wind. Roofs get old, and on average need to be replaced every 20 years. We physically conduct a roof inspection and in most cases directly walk on the roof.

Key inspection points: Shingles, approximate age of roof coverings, soffits, fascia, roof penetrations like chimneys, skylights, and vents. Flashing, gutters, downspouts and all water management.

Garage

Garages help store other large purchases; cars. They should not be overlooked. Examples are proper safety firewalls and safety devices of the garage doors. We scrutinize these areas carefully.

Key inspection points: Framing, concrete slab, drainage, electrical and GFCI, garage door, garage door opener, door tracks and casters, doors, windows, safety devices for kids and pets. Proper fire protection.

Attic

Insulation keeps conditioned air where it should be; inside the house. In the summer we want cool air inside, but in the winter we want warm air inside. These are unrealistic expectations without proper insulation. We also investigate whether the roof is structurally sound and water tight.

Key inspection points: Insulation R value, structural support of the roof, signs of leaks, proper ventilation, electrical connections and safety, proper flashing and venting, and penetrations through the roof.

Living Spaces

The interior of your home and the living spaces within are where homeowners spend most of their time. We will thoroughly inspect each room and make sure they function as intended.

Key inspection points: Windows, doors, interior walls, paint and finishes, fireplaces and stoves, flooring, cabinetry, fixtures, electrical receptacles, lighting, stairs, heating source in each room, safety devices, presence of smoke and carbon monoxide detectors.

Kitchen, Bath & Laundry

The kitchen baths and laundry have electricity, water, and venting. We ensure that appliances and fixtures are working properly, for everyday use and safety.

Key inspection points: Gas, electric, GFCI / AFCI receptacles, major appliances, plumbing, drains, hot/cold water, floor, wall and ceiling condition, exhaust & ventilation, fixtures and cabinetry.

Foundation

The foundation and underfloor areas literally support the entire structure. These vital areas undergo careful scrutiny, as flaws—even small ones—can be signs of future structural problems.

Key inspection points: Basement and crawl spaces, columns, piers, supports, tie downs, bearers and joists, floor trusses, foundation walls, flooring, concrete slabs, sump pumps and other water management and exits.

Heating, cooling, Electrical

Heating and cooling systems (HVAC) result in comfortable and healthy air quality and proper water sources. We evaluate and benchmark HVAC systems against their documented temperature ranges, inspect that hot water system function properly, and ensure your electrical system and breaker panel is safe and works as intended.

Key inspection points: HVAC systems, electrical panels, hot water systems, plumbing, distribution pipes, waste and venting systems.
